Space is an increasingly precious commodity. In new homes in New Zealand, the trend is for designs to be smaller – significantly smaller. As such, floor areas in newly consented homes are decreasing, and that is where we have a big part to play in smaller rooms. We make those rooms multi-functional.
According to Statistics New Zealand, newly consented Kiwi homes have shrunk by over a fifth as more properties are being squeezed into our suburbs. Gone are the days of large, rambling homes with lots of bedrooms being built on sprawling sections. The trend is to wring every last drop out of high-value land by building townhouses, units, apartments and the like. In 2019, the average floor area of consented homes was 42 square metres smaller than during 2010’s peak of 200 square metres.
While big cities are building more apartment buildings to house a growing population, stand-alone houses are also getting smaller. Around the country, the median floor area in 2019 was around 180 square metres. In New Zealand’s biggest city, median floor sizes of newly consented homes had fallen to 140 square metres. This is a generous dimension when compared to the median size of new homes in Wellington (just 91 square metres) and Christchurch ( 123 square metres)
Even our smaller residential dwellings are getting smaller! In December 2019, over half of all homes consented in Auckland were multi-unit homes, compared to just 16 % in 2010. The median floor area of multi-unit homes has been around 100 square metres for a while, and that includes a portion of any shared spaces, such as lobbies.
So, unless you’ve got millions in the bank and can afford to build a mansion with all the rooms you need, it’s likely you will have to make the most of what space you have if you’re thinking of buying a home. Even if you have been in your current home for a while, you may need extra room to accommodate a growing family, or to take in family members returning to the nest.
